US / Cdn currency exchange fees

I need to exchange a few hundred thousand dollars from US to Cdn to put a down on a house.
I have a US borderless account with TD Canada Trust, and is supposed to have preferred exchange rates; however, the rate I am quoted online (for $10k) was over 2% higher than the actual going rate.

Do anyone know of a way to exchange that much money with lower spread (fees).
